Booking & Payment
A booking is confirmed when the required payment (or deposit) is received and a confirmation email is sent. The Guest is responsible for paying the full amount due and any additional charges for damages or rule breaches.
Check-in / Check-out
Check-in: after 3:00 pm.
Check-out: by 10:00 am.
Early/late arrival/departure may be possible by prior arrangement and may incur a fee.
House Rules (please follow)
- No smoking anywhere inside the property. Evidence of indoor smoking will incur cleaning charges and may result in loss of deposit.
- Pets: We love pets, but pets are not allowed at this property.
- Quiet hours: 10:00 pm – 8:00 am. Please respect neighbours; excessive noise may result in eviction without refund.
- Max occupancy: Only the number of guests stated in the booking may stay overnight. No unauthorised additional guests.
Damage, Loss & Security Deposit
The Guest is responsible for any damage, loss, or excessive cleaning required as a result of their stay. Please keep the property in good condition and report any breakages.
Check-out Procedures
Before leaving please:
- Turn off lights and lower the heating.
- Wash dishes or start the dishwasher.
- Place used towels in the bathroom (no need to strip beds).
- Return keys to the lock-box as instructed.
Access & Right to Enter
The Host or authorised contractors may need access for maintenance, safety checks, or emergencies. Except for emergencies, reasonable notice will be given.
Liability & Insurance
The Host is not liable for personal injury, loss, or damage to personal property except where caused by the Host’s negligence. Guests are advised to obtain travel insurance.
Cancellation & Termination
Bookings cancelled or altered will be handled according to the cancellation policy:
- Full refund if cancelled at least 14 days before check-in; partial refund if cancelled 7–14 days before check-in.
- For bookings over 28 nights, Full refund if cancelled within 48 hours of booking and at least 28 days before check-in
After that, the first 30 days of the stay are non-refundable
The Host may terminate a stay and evict Guests for serious breaches (illegal activity, repeated disturbances, rule breaches) without refund.

Force Majeure
Neither party is liable for failure or delay in performing obligations under these Terms where that failure or delay is caused by events beyond the party’s reasonable control (including but not limited to acts of God, severe weather, fire, flood, strikes, pandemics, government action, power cuts, or other industrial action). If a force majeure event prevents the Host from providing the booking, the Host will (where reasonably possible) offer alternative dates or a refund of amounts paid, less any costs the Host cannot recover. The Host will notify the Guest as soon as reasonably practicable. Guests are advised to hold appropriate travel insurance to cover such events.
Governing Law & Jurisdiction
These Terms are governed by the laws of England and Wales. Any dispute arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
By completing a booking and/or checking in you confirm you have read, understood and agree to these Terms & Conditions.
